Haywoods Group saw an opportunity: a bustling high street site with air rights above a supermarket and gym. The plan? Add a new level to create seven residential units — without interrupting the businesses below.
But the original structural design was costly and heavy-handed. The proposed steel grillage for the roof would have driven up spend and risked delays. That’s when they brought in Re-Structured.
We conducted a full reassessment of the scheme, focusing on two goals: reduce the structural weight, and simplify the build to keep everything running smoothly on site.
We didn’t stop there. By streamlining the structure, we helped compress the construction programme, shaving two months off the timeline.
The new structural design delivered on all fronts:
"Working on a project such as this, whereby existing retail lots need to be able to continue operating unimpacted during the construction phase, can often prove difficult. Thanks to the expertise and careful planning of the team involved we were successfully able to navigate these challenges.
The structural redesign by Re-Structured helped to reduce the proposed steelwork greatly, which lowered our overall construction costs to the project, allowing us to redistribute funds to maximise the overall value in constructing the seven new flats.
We were very happy with all the work done by Re-Structured, and look forward to working together on the next project."
