Background
Our developer client, Haywoods Group, embarked on a project involving an existing building located on a bustling shopping street in South London. The building encompassed a ground-floor supermarket, with a gym on the first floor. Recognising the potential, our client purchased the air rights to the building, intending to expand it by adding a new level and constructing seven residential lots. An essential requirement was to ensure that the shop and gym could continue operating seamlessly during the construction phase.
Assessment
Initially, the original engineer devised a steel grillage for the existing roof, incurring significant costs. Seeking an expert evaluation, the developer turned to Re-Structured for a comprehensive reassessment of the plans.
Re-Structured conducted an in-depth analysis of the existing structure, resulting in the justification and reduction to the steelwork grillage.
Moreover, they optimised the project's design, ultimately reducing required steelwork by a significant 17,648kg. This led to major cost savings, amounting to an estimated £88,000+. The steelwork was able to be reduced so dramatically as the engineers were able to justify the reuse of existing steel, an outcome that is better for the client and the environment as a whole.
Furthermore, with these design justifications, we also managed to streamline the construction programme, reducing the timeline by an impressive two months.
Outcome
Through the Re-Structured free and rigorous assessment, a substantial portion of the steelwork grillage was successfully eliminated, significantly reducing the overall costs to the developer and project.
The optimisation of the design extended throughout the entire project, resulting in a considerable reduction in the overall required steelwork. These cost-saving measures allowed the client to allocate resources more efficiently, maximising the project's value. The reduction in steelwork also lead to 37,702kg saving in c02, which is equivalent to 61 trees living 25 years.
Noting, the operations of the shop and gym remained uninterrupted throughout the construction process, thanks to careful planning and expertise. Ultimately, the project achieved its objectives, leading to the successful addition of seven residential flats to the existing building.
The client's vision became a reality, with the shop and gym continuing to serve their patrons without disruption.
